BUILT in 1915, 42 Bay Street, Brighton, is a good example of an English attic-style house.

The large entrance foyer is decked out in red pine panelling, the old butler's pantry is intact and one of the bedrooms has a shower hidden away in the corner.

Known as Avon, the house has been in the one family during its long history.

Bidding at yesterday's auction opened at $1.3 million but the four-bedroom house was passed in at $1.7 million.

Hours later, the deceased estate sold for $1.75 million - $50,000 short of the reserve.

"It was such a big renovation project and that did deter buyers," Buxton auctioneer Leigh Hallamore said. "People buying in Brighton these days prefer something ready-made."

The ground floor has elegant sitting rooms leading off a grand entrance hall.

But the kitchen and bathrooms are a mess and the upstairs bedrooms need an expensive renovation.
